Signs for big listings
A standard panel gets lost on a farm or a wide commercial lot. A 4 x 8 sign reads from the road.
Farm for sale
A 4 x 8 sign at the road, so drivers can read it at speed.
Acreage for sale
Big enough to see from the road on a wide lot.
Land for sale and lot for sale
For vacant land, building lots and severed lots.
Commercial for sale
For a building, a plaza or an industrial lot. More on commercial real estate signs.
Plaza for lease
A board at the plaza entrance with your listing details.
Investment property
A large board that shows the key facts of the listing.
Sold boards
When the listing sells, we print and put up the sold board. For a regular panel, add a sold rider.
Auction and bidder getter signs
Large signs for farm and land auctions, with the date and your details.
Sizes and builds
Some call it a big board sign or a billboard sign. The usual sizes are a 4 x 8 sign and a 4 x 4 sign. We build it as a post and panel sign on two posts, a V-shaped sign for a corner lot or a road with traffic both ways, or a frame sign for a long listing. The drawings show the shape. They are drawings, not photos.
Plywood, coroplast or aluminum composite? Tell us how long the sign stays up and where it goes, and we will tell you which material fits.
Need a regular panel for the same listing? See our sign printing and sign design.

Large real estate sign FAQ
- How much does a 4x8 real estate sign cost?
- A 4x8 sign on posts starts from $400 installed, removal included. Printing is quoted separately.
- Can I order a large sign from my agent portal?
- Yes. Order it from your agent portal or by email, the same way you order any sign. You can also use the estimate on this page.
- Do you store and take down large signs?
- Yes. Large signs work the same as your regular signs. We print them, install them, store them and take them down.
- Can you put up a farm sign on a rural road?
- It depends on the road. Rules vary by township and by road authority, and a sign on the road allowance can need that authority's permission. We check the rules for that road before we install.
- Do I need a permit for a 4x8 sign?
- It depends on the town and the size. On the sign rules pages we keep (last checked November 3, 2026), most towns let a for sale or lease sign go up without a permit up to a set size, usually 0.5 to 1.2 m² on a residential lot, with some allowing 2 to 4 m² on commercial land. A 4 x 4 board is about 1.5 m² and a 4 x 8 board is about 3 m². A board over the permit-free size may need a municipal permit. We help you check the by-law before we install. This is general information, not legal advice. The town has the final word.
- Do you get locates?
- Yes. We book a locate through Ontario Dig Authority (formerly Ontario One Call) before every dig, so buried lines are marked before a post goes in the ground.
- How long can a large real estate sign stay up?
- It depends on the town and on the permit, if the sign needs one. For for sale and lease signs, many towns set a deadline after the property sells or leases: 14 days in some, 30 days in others, and some set none. A permit for a larger sign can set its own dates. Tell us how long you need it and we will check the rules for that site.
- How long does it take to get a 4x8 sign up?
- Up to 3 business days for an oversized install. A permit or a locate can add time, and we tell you before we book.
