Riders explained
Real Estate Sign Riders in Durham Region: Types, Pricing & Same-Day Options (2026)

The short version
- A real estate sign rider is a small message board that attaches to a For Sale post to show a status like Open House, Sold, or Price Reduced.
- True Sign Group prints riders from $21 each in Durham Region, laminated vinyl on coroplast, typically the same day when you order early enough.
- You can put up to 2 paid riders on a post; leaving your own riders on the porch for us to hang is free and does not count toward that cap.
- Custom riders use standard widths (24×6, 30×6, 32×6, 36×6) with your text and colours — same price band as stock phrases.
- Order riders with a new install, or as an add-on when the listing status changes mid-campaign.
What is a real estate sign rider?
A real estate sign rider is the small message board that attaches to a For Sale post — usually across the top bar, or as a full-width sleeve that wraps the post above or below the main panel. It is how agents change what the lawn says without paying to reprint an entire brokerage panel every time the story of the listing changes.
Think of the main panel as your brand (brokerage colours, photo, name, contact). The rider is the status line: Just Listed this weekend, Open House Saturday, Price Reduced, Sold, For Lease, Coming Soon. Buyers and neighbours read that line first from the road; agents use it because it is cheaper, faster, and cleaner than swapping the whole face.
True Sign Group prints riders in-house in Durham Region — vinyl over durable coroplast, laminated for scratch and UV resistance, double-sided so the message reads from both directions of traffic. That matters on corner lots in Oshawa, Whitby, Ajax, and Pickering where the post is visible from more than one approach.
This guide explains how riders work so you can pick the right one for a listing. If you already know what you need and just want to order, the rider service page has every stock phrase, the full size chart, and the order button.
See all rider phrases and orderWhy Durham agents use riders on almost every listing
Durham Region listings move through stages quickly. A Coming Soon teaser on Monday often becomes a full For Sale by mid-week. Weekend Open Houses are still a core buyer habit in Oshawa, Whitby, Ajax, Pickering, and Clarington. Price adjustments happen mid-campaign. Firm sales deserve a Sold callout before the post comes down. Each of those moments is a rider job, not a new panel job.
Agents also use riders for information the main panel cannot hold forever: a directional arrow toward a tucked-away driveway, “Pool,” agent name and phone for independent brands, or a website / virtual tour line. The post stays the same; the story updates overnight.
When riders are slow — shipped from a GTA printer, or sitting in a trunk waiting for someone to hang them — the lawn messaging lags the MLS. Same-day local printing closes that gap: the lawn matches the listing status buyers already saw online.
Stock phrases vs custom riders
Stock riders cover the phrases almost every Durham listing needs at some point: Coming Soon (sleeve or top rider), For Lease, Open House, Just Listed, Price Reduced / Just Reduced, Sold / Sold Over Asking, Agent Name + Phone, Website / Virtual Tour, Pool, and Directional Arrow. If the wording is standard, stock is the fastest path — no proof cycle, printed and hung with the install or as a mid-listing add-on.
Custom riders are for everything else: team slogans, bilingual lines, a specific open-house time window, brokerage colours that are not in the stock set, agent headshot strips, or a QR pointing at the listing. You choose size and background colour; we lay out your text (or artwork) and print to the same laminated coroplast standard as stock.
Rule of thumb: if the words are a status buyers already know (Open House, Sold, Price Reduced), use stock. If the words are yours — brand, timing, feature language — go custom. Both start at the same per-rider price, so the choice is about fit, not a premium upcharge for “custom” as a label.
Rider sizes that actually fit real estate posts
Custom riders at True Sign Group use standard widths that match how posts are built: 24×6, 30×6, 32×6, 36×6 (inches). Narrower bars suit single-leg posts and quieter residential streets; wider riders suit H-frames and high-visibility roadside installs where you want the status line readable from further away.
A sleeve is a full-width wrap that sits cleanly on the post body — popular for Coming Soon and For Lease when you want a bold band rather than a thin top strip. A top rider sits on the top pegs / bar above the panel. Both are legitimate; the right choice depends on how much of the panel you want to keep visible and whether the post already has top pegs for a clean mount.
Wrong size is the most common ordering mistake. A 36-inch rider on a post that only presents well at 24 inches looks oversized and can fight wind. If you are unsure, match the width of your main panel or ask when you order — we install these posts every day across Durham and know which size sits clean on a single-leg versus an H-frame.
| Size | Typical use |
|---|---|
| 24×6 | Single-leg posts, compact residential lots |
| 30×6 | Standard residential installs |
| 32×6 | Wider panels / team branding |
| 36×6 | H-frames and high-visibility roadside |
Common custom rider sizes
How much real estate sign riders cost in Durham Region (2026)
Paid riders — stock or custom — start at $21 each. That covers print, laminate, and hanging on the post when we are already on site for an install or a rider-only visit. You can order up to 2 paid riders per post so the lawn stays readable instead of stacked with three competing messages.
If you already own riders you like, choose “I'll leave my own riders on the porch.” That option is free, does not count toward the paid cap, and only works when the riders are accessible on the porch or property — not inside, in a garage, or locked in the backyard. Our crew hangs what they can reach on install day.
For context, a Durham install itself starts at $70 for a single-leg post or $85 for an H-frame (90-day rental including removal). Riders are add-ons on top of that, not a replacement for the post. There is no separate “design fee” for a standard custom text rider the way there can be for a full panel redesign — you are paying for the printed piece and the hang.
| Item | Price |
|---|---|
| Stock phrase rider (e.g. Open House, Sold) | $21 |
| Custom rider (standard sizes) | $21 |
| Maximum paid riders per post | 2 |
| Leave your own riders on the porch | Free |
Rider pricing at a glance
Prices are CAD and reflect current 2026 True Sign Group rates. If you need a large volume of identical team riders for inventory, ask — bulk storage between listings is part of how many Durham agents run their kits.

Same-day rider printing: what it actually means
“Same day” means we print in Oshawa and can get a rider onto your post within the same business day when the order lands early enough for the production and route schedule — not that every request at 5:55pm magically appears before dinner. For Open House weekends, order as soon as the showing is confirmed so the lawn matches the MLS invite buyers already received.
Installs and removals follow the familiar Durham rule: order before 6pm on a business day for next-business-day fieldwork in the core area. Riders often ride along with that visit. Mid-listing status changes (Price Reduced, Sold) are classic same-day or next-route rider swaps: we print, we hang, you get the lawn updated without a full reinstall.
Compared with driving to a GTA print shop, waiting for a courier, then hanging it yourself after showings, local same-day riders are the difference between a listing that looks current and one that still says Just Listed three weeks after a price cut.
How to order real estate sign riders (step by step)
You can add riders when you book a new post, or order them later when the listing status changes. The online order flow is built for both.
- 1. Start an order on truesigngroup.com — new install, or a rider-focused request if the post is already up.
- 2. Choose stock phrases and/or configure a custom rider (size, colour, text).
- 3. Cap paid riders at two per post; add the free porch option if you are supplying your own.
- 4. Confirm the property address and preferred timing so the hang lands with the right route day.
- 5. We print in Durham, hang on the post, and you move on — no Richmond Hill pickup run.
Questions mid-listing? Call (905) 259-4361 or email durham@truesigngroup.com. Fast status changes are normal; that is what the rider catalogue is for.
Rider mistakes that waste money (and curb appeal)
Too much text. A rider is a glanceable status line, not a second brochure. If you need a paragraph, that belongs on the listing page or a QR destination — not in six-point type across a 6-inch board.
Stacking more than two paid messages. Beyond two riders, the post looks busy and none of the lines win. Swap instead of stack: take Just Listed down when Open House goes up; replace Open House with Price Reduced; put Sold up when it is firm, then book removal rather than leaving Sold up for weeks.
Wrong size for the post. Match width to the post and panel. Oversized riders catch wind and look amateur on a slim single-leg.
Skipping the Sold moment — or never removing the post. A Sold rider is a celebration and a brand signal; leaving the entire post up indefinitely after close is a different problem (and a removal job). Use the rider for the announcement, then schedule pickup so the lawn returns to normal.
Assuming custom always means slower. Custom text on a standard size is still a local print job. The delay usually comes from waiting on artwork approval — send clean copy (and logos if needed) up front.
Where we print and hang riders
Core Durham and nearby cities where we routinely install posts and hang riders: Oshawa, Pickering, Ajax, Whitby, Clarington, Bowmanville, Newcastle, Courtice, Markham, Scarborough. Extended coverage by request includes Port Perry, Uxbridge, Stouffville, Toronto / GTA, Mississauga (east), Brampton.
Printing happens in-house in the Durham Region footprint — the same operation that plants posts next business day when you order before 6pm. That is why rider turnaround here is measured in hours and route days, not courier weeks.

Frequently asked questions
- How much do real estate sign riders cost in Durham Region?
- Stock and custom riders start at $21 each. You can order up to 2 paid riders per post. Leaving your own riders on the porch for us to hang is free.
- Do you print Open House riders the same day?
- Yes — same-day printing in Durham is a core offer when the order is placed early enough for that day's production and route. For weekend Open Houses, order as soon as the showing is set so the lawn matches the MLS.
- How many riders can go on one post?
- Up to 2 paid riders per post. The free “leave my own on the porch” option does not count toward that cap. More than two paid messages usually hurts readability — swap riders as the listing status changes instead.
- What sizes are available for custom riders?
- Standard custom sizes are 24×6, 30×6, 32×6, 36×6. Those widths are chosen to fit typical single-leg and H-frame real estate posts used across Durham Region.
- Are riders only for Open House, or can I get Sold and Price Reduced too?
- Open House is popular, but the catalogue also covers Coming Soon, Just Listed, Price Reduced / Just Reduced, Sold / Sold Over Asking, For Lease, agent contact, website / virtual tour, Pool, directional arrows, and fully custom text.
- Can I reuse riders on the next listing?
- Yes. Laminated coroplast riders are built to survive multiple listings. Many Durham agents keep a small kit (Open House, Price Reduced, Sold) and reorder only when something wears out or branding changes.
