How it works
Real Estate Sign Installation: How It Works, Start to Finish (2026 Guide)
The short version
- Real estate sign installation is a service that delivers, plants, and later removes the For Sale post on a listing — usually billed as a flat per-listing rental.
- It works in five steps: order online, mark the exact spot on a map, we install by hand, you get a photo confirmation, and we remove it when the listing ends.
- The price is all-in: it includes the post, mounting your sign, photo proof, a 90-day rental, and removal — no separate pickup fee.
- Order before 6pm on a business day and your post is usually installed the next business day across Durham Region.
- In Durham Region a single-leg post starts at $70 and an H-frame at $85, with no surcharge across the core service area.
What is real estate sign installation?
Real estate sign installation is a service where a sign company delivers, plants, and later removes the For Sale post that goes on a listing's lawn. Instead of an agent buying, storing, hauling, and hammering posts themselves, they order online and a crew installs a clean, professional post — usually the next business day — then comes back to pull it when the listing closes.
For most realtors it works as a short-term rental: you pay a flat fee per listing that covers the post, mounting your sign panel, a photo confirmation, a 90-day rental term, and removal at the end. In Durham Region that starts at $70 for a single-leg post.
How real estate sign installation works, step by step
The whole process is built to take a couple of minutes of your time and zero trips to a storage unit. Here is what actually happens, from order to removal:
- 1. Order online. Pick the post style and colour, add any riders, and submit — no account or phone call needed.
- 2. Mark the exact spot. On an interactive map you drop the post precisely where you want it and choose which way the sign faces the street.
- 3. We install it by hand. Order before 6pm on a business day and your post is usually in the ground the next business day, planted straight and solid.
- 4. You get photo proof. A timestamped photo lands in your inbox so you can confirm it's up and looking sharp without driving by.
- 5. We remove it when you're done. Request a removal whenever the listing wraps and we pull the post — removal is already included in the rental.
What's included in an install
A True Sign Group install is all-in, not a teaser rate that grows once you add the parts that matter. Every standard install includes:
- The sign post — single-leg or H-frame, in matte black, gloss white or signal red.
- Hand installation, placed exactly where you marked it and facing the direction you chose.
- Mounting your brokerage sign panel on the post.
- A timestamped photo confirmation emailed to you.
- A 90-day rental term.
- Removal at the end of the term — no separate pickup fee.
Post styles: single-leg vs. H-frame
Two post styles cover almost every residential listing, and the style you choose is the biggest factor in the price:
| Post style | Best for | From (90-day rental, incl. removal) |
|---|---|---|
| Single-leg post | Most residential listings — clean and classic | From $70 |
| Double-leg / H-frame post | Larger signs, corner lots, high-wind exposure | From $85 |
Standard 90-day rental pricing in Durham Region (CAD).
All posts come in matte black, gloss white or signal red at no extra cost. For the full price breakdown — including riders, extended rental and travel — see our Durham Region cost guide linked below.
Riders and sign panels
Riders are the small bars that snap onto the post to add context — Just Listed, Open House, Price Reduced, Sold, or a custom rider with your name and number. They're from $21 each, up to two per post, and we can print custom riders the same day.
If you need the sign panel itself printed — a brokerage panel, open-house board or directional sign — we print those too, sized to fit the post we install.
Where the post goes (placement, sprinklers and bylaws)
You control placement down to the spot and the direction the sign faces, marked on the map when you order. A few practical notes keep the install clean, visible and safe:
- Pick a spot clear of the sidewalk, driveway and hydrants so the post is visible and legal.
- If the property has an in-ground sprinkler system, flag it when you order — we'll mark a safe spot to avoid the lines.
- For condos, gated communities or properties with strict bylaws, confirm a lawn post is permitted; some require board approval or a window/porch sign instead.
- Facing the post toward oncoming traffic puts the most eyes on your listing.
How fast it goes up — and comes down
Speed is the whole point. Order before 6pm Monday through Friday and your post is usually installed the next business day across Durham Region. Removals move just as fast — request one when the listing closes and we typically pull the post the next business day.
Because we're based in Oshawa, the core Durham market is home base, not the far edge of a service map — so turnaround stays tight and there's no travel surcharge in the core area.
Where we install
There's no surcharge anywhere in the core Durham service area: Oshawa, Pickering, Ajax, Whitby, Clarington, Bowmanville, Newcastle, Courtice. For near-ring communities like Scarborough, Markham, Richmond Hill, Stouffville, Port Hope and Cobourg, a small travel fee may apply depending on the exact address, and we confirm it before booking. Farther GTA and Kawartha requests are quoted up front, with no surprise line items after the fact.
How to order
Ordering takes about two minutes online: choose your post style and colour, mark the exact spot and direction on the map, add any riders, and submit. You'll get a photo confirmation by email once it's installed, and you can request removal the same way whenever the listing wraps.
