How to Design a Realtor Sign That Reads From the Road (2026)

The panel has four seconds

A driver on a Durham collector road is not studying your sign. They glance, they catch a name or they don't, and they are gone. Agent sign design is not a brochure problem. It is a roadside-type problem: fewer elements, bigger type, one number they can actually dial.

Most panels fail the same way. The agent treats the rectangle like a website homepage and packs it. Headshot, two cell numbers, an office line, a website, a QR code, a slogan, three awards, a team name and a legal line that belongs in 6-point type. From the sidewalk it looks busy. From a car it looks like noise.

If you only remember one rule: if it does not help someone call you from the road, it does not belong on the main panel.

What belongs on the main For Sale panel — and why each line earns its space.

Designation — Sales Representative, Broker — can sit under the name if it still fits. The moment it forces the name or the number down a size, drop it. Nobody called you because the designation was 2 points larger.

Listing price is optional. It helps on a value listing and dates the panel on a long one. If the price will change, put it on a rider instead of reprinting the whole face.

What to leave off

Every extra mark you add steals contrast from the six things above. These are the usual thieves:

  • QR codes. They need a parked car, a phone already out, and a URL that will still work in six months. Most don't.
  • Four contact methods. One number. Put the rest on your card and your listing remarks.
  • Award stacks and production numbers. They read as texture, not proof, from the road.
  • 8-point legal and brokerage disclaimers set as body copy. The required line belongs in the brand lockup, not as a second essay.
  • A second face. Couples and teams do better as a named team with one hero photo than as two equal headshots fighting for the same 8 inches.
  • A photo of the house. That is what the listing photos are for. The lawn sign is a call-to-action, not a brochure.

If you are tempted to add something back, ask whether it still reads at 20 metres. If you have to walk up to check, it is a rider job or a listing-page job — not a main-panel job.

Team names are the exception people argue about. A named team — The Little Group, The Rivera Team — can sit under the photo if it is the brand people already search. A list of five agent first names cannot. Pick the name the neighbourhood already uses, and put the rest of the roster on the rider or the listing remarks.

RE/MAX red is not a suggestion. Century 21 gold is not a vibe. If you hang a shingle, the office owns the lockup: colours, wordmark, required legal line, sometimes a photo crop and a typeface. Independent agents have more room, which is not the same as more freedom to clutter. Pick two colours, one typeface, one photo treatment, and stay there listing after listing. Recognition is the point of a sign program. A new layout every time trains the neighbourhood to ignore you.

If the office has a preferred photo crop or a mandatory equal-housing mark, send that too — it is cheaper to put it in the first proof than to find it on the lawn.

DIY file specs vs the $40 design fee

Two honest paths. If your brokerage or a designer already produced a print-ready file, upload a .png or .pdf when you order and skip the design fee. If you need a layout, we build it for a flat $40 and email a proof before anything hits the press.

A file is print-ready when it is the actual size of the panel (or a clean multiple), 300 dpi, CMYK or a high-quality RGB we can convert, fonts outlined, and a small bleed if it is a PDF. Canva users: export a .png. Canva PDFs regularly fail at press — missing fonts, broken links, the wrong colour space.

A headshot should be a recent, well-lit face, cropped tight, not a screenshot from a Zoom grid. We can work with a phone photo if the light is decent. We cannot rescue a group shot cropped to one ear.

The fee is not a monthly retainer and it is not a Canva subscription. One layout, one proof cycle, then the same in-house press that prints every other Durham panel we hang.

Main panel vs riders vs open-house boards

These are three different jobs. Stuffing all three onto the main face is how a sign becomes unreadable.

  • The main panel is identity: brokerage, For Sale, face, name, number. It stays up for the listing.
  • Riders carry the listing message that changes: Just Listed, Open House, Price Reduced, Sold, a feature line. They are cheaper to reprint than the whole panel.
  • Open-house stepstakes and A-frames are directional. Arrow, time, and enough branding to look like they belong to the same agent — not a second novel.

You can pick the panel up, or we plant it with the post the next business day when you order before 6pm. Design does not require install, and install does not require us to have designed the board — but one shop for both is how the holes line up.

Durham weather is why the laminate matters. A bare UV print chalks and scuffs by the second listing. A laminated face survives the move from one lawn to the next, which is the whole point of paying for a designed panel once instead of reprinting a cheap one every time the listing changes.
