Real estate open house sign shall be permitted in accordance with the following:

  1.  the maximum sign height can be up 1.2 metres;

  2. the maximum sign width can be up to 0.8 metres;

  3. the sign needs to be at least 1 meter back from any curbs, or the travelled part of the road, in the event there is not standard curb in place. The sign would not be on the sidewalk and should not be in the way of pedestrian walkways. (g) Real Estate lawn signs are allowed in Whitby of the following installation and size rules are met below

  1.  in a City of Whitby residential area, as provided in the City of Whitby zoning by- laws, the maximum sign area cannot be larger, aka exceed, 1 square meter

  2.  in residential zones, no person or company shall install or display or cause to be erected or displayed more than 1 real estate/ realtor listing sign per street line per lot; this applies to corner lots too, and signs on fences. Whitby will only allow one installed sign and post per property unless you have 2 street lines ( so corner lots can have 2, for example)

  3. in a non-residential zone as provided in Whitby zoning by-laws, the maximum sign area for a real estate lawn sign should be 6.0 square metres on lots having a total frontage onto a road allowance of 29 metres or smaller, and 35 square metres on lots having a total frontage onto a road allowance of more than 29 metres and/or are abutting service roads including Highway 401;

  4. in a non-residential zone, more than 1 real estate for sale sign is allowed as long as the combined maximum sign areas mentioned in (3)(g)(iii), where applicable, are not exceeded

  5. the sign should not be taller then 7.5 meters tall when fully installed, that includes top riders and upper post pillars or caps

1)      have a maximum of two (2)faces

2)       (b) not be permanently attached to the ground, any structure, fence or tree

These bylaws will apply to any real estate sign that is in the ground, and is used to let people know that a house/ premises is for sale/rent/lease.

1)       Real estate lawn signs can have a maximum sign area of 1.20 m-in residential zones

2)      Real estate commercial signs can have a maximum sign area of 3.5 m-in all other zones

3)      Real estate for sale signs can have a maximum height of 1.20 m. This will be measured from the ground up

4)      The sign needs to be removed from the listing 14 days after an offer of acceptance to purchase the house or lease it has been signed

5)      Signs cannot be Illuminated

No person shall erect or display, or cause to be erected or displayed, a real estate for sale sign at a listing except in compliance of the points below:

Every real estate for sale sign will comply with Subsection 3.1 ( in their official bylaws PDF) and is permitted in every zone.

 You cannot have a real estate for sale sign on a highway

 If you are installing a real estate for sale sign on a lot, you must install an accessory sign

 In Oshawa residential zones, the maximum area of the printed sign itself should not be bigger than 1.0 m2

When installing your post and sign, the sign installation company cannot install a post with a hanging for sale sign, higher than 2.5 m. All True Sign Posts, whether single leg classic ones, or double leg, H sign, Picture frame ones are under the city of Oshawa height requirement.

For printed signs, this means you cannot exceed a size of 40 inches by 36 inches.

When looking to have a commercial for sale sign printed and installed, the large billboard signs, you cannot exceed a surface are of 6.0 m2 for the sign itself, and a maximum sign height of 4 m.

Only one real estate for sale sign or for sale lawn sign can be placed per street side, per lot. This means if the house is on only one street, you can place one sign, but if you are a corner lot, you can have 2 signs, one on each street line.

Multi residential lots can have one for sale sign installed per home/condo for sale.

Here we will look at the City of Oshawa Open House sign bylaws, and explain them in detail, to ensure you meet all bylaw open house sign requirements when erecting your open house sign

 

 3.2.1 No PERSON shall erect or display or cause to be erected or displayed any SIGN permitted on a BOULEVARD except in compliance with the provisions of this Subsection.

1) When placing open house signs on the boulevards, you need to ensure you don’t place it closer than 1 meter to the curb, or 2 meters to the road section/ asphalt, when a curb does not exist
